Understanding Development Activity
Development intelligence is the practice of systematically tracking what is being built, where, and at what stage — and using that information to understand how an area is evolving. It goes beyond what is visible on the ground today to capture what has been filed, approved, and permitted but not yet built.
The most important principle in development intelligence is that status determines certainty. A conceptual project is a possibility. A permitted project under active construction is a near-certainty. Treating all development activity as equally certain — or equally uncertain — leads to poor analysis.
Development data is drawn from multiple public record systems: planning department filings, building permit databases, and municipal GIS systems. Each source has its own update cadence and coverage gaps. Always note the source and verification date of any development data you rely on.
